Developer Releases New Renderings of 1250 West Avenue Project

Miami Beach, FL – March 16, 2026 – Plans are moving forward for a 28-story residential tower at 1250 West Avenue, as the development team prepares for review by the Miami-Dade County Shoreline Development Review Committee.

The project—led by Terra Group Miami, JDS Development Group, GV Development, and RG Development—would replace Bay Garden Manor condominium, a 15-story building originally constructed in 1964. Developers assembled the site through a complex condominium buyout, acquiring more than 95% of the building’s 238 units from over 100 individual owners in order to terminate the association and move toward demolition.

Designed by ODP Architects in collaboration with MK27 Architecture, the updated proposal calls for a 363-foot tower with 106 spacious residences, each averaging roughly 3,479 square feet. Plans include luxury amenities such as a pool, spa, gym, lounge areas, and a private driveway, along with more than 11,000 square feet of ground-floor commercial space and three levels of parking.

As part of agreements with the city, the developers will also fund new segments of the public Baywalk and acquire the nearby Bikini Hostel property to be replaced with a public park, adding open space to the West Avenue waterfront.
