One of Miami Beach’s First Live Local Projects, 1826 Collins Avenue, Heads to Planning Board
Fears about the repercussions from the Live Local Act are coming to fruition. One of Miami Beach’s first Live Local Projects, 1826 Collins Avenue, is heading to the MB Planning Board soon. The Live Local Act allows qualifying projects to be approved administratively, without public hearings. In other words, no zoning hearings or commissions are required for density increases. Residents have little or no say in large-scale density changes.
SoBe West has already had multiple meetings with the Mayor, Commissioners, and MB city staff to explore options our city can use to effectively manage all these Live Local applications. With this level of development density proposed Sobe West expresses concerns from current infrastructure capacity, excessive traffic, and life safety issues being a barrier island with limited evacuation routes. We welcome working with developers who support responsible development that complements our neighborhoods quality of life and not excessive development proposals that destroy it.
